The Basics

Founded in 2016, Hostminded is a Danish company helping property owners in central Copenhagen maximize earnings from short-term rentals with minimal effort. Our operations are focused in central Copenhagen, supported by multiple offices and supply centers across the city.
We cater to all property owners. From individuals heading off on extended vacations, to owners of a second home, or large-scale property investors seeking maximum returns. Most of our clients are entrepreneurs, investors, and even those in the process of selling their properties.
Our founders aren’t Danish, and while we’ve mastered the art of saying 'hygge' and can confidently order a coffee in Danish, we’re much more comfortable with English. So, we keep things simple and stick to the language we speak best—but don’t worry, we’re working on our Danish skills!
With Hostminded, you could earn up to five times more revenue each month compared to traditional long-term rentals. You’ll also benefit from reduced liability and greater flexibility, with the option to use your property occasionally for yourself, or for friends and family. Plus, your property will always be kept clean and regularly maintained.
We specialize in high-end, fully furnished properties in central Copenhagen, designed to offer exceptional guest experiences. Our expertise includes managing residential and non-residential('udenbopælspligt') properties.
No, we don’t provide tax or legal advice. Since laws and individual situations can be complex and vary greatly, we leave it to our clients to handle their own legal and tax matters.

Getting Started

To begin, click the 'Get Started' button to receive an estimate of your property's earnings and schedule a phone call with us to discuss your specific needs. Following our conversation, we'll provide a detailed analysis of your potential performance and a service agreement for your review.
Once you accept our service agreement, your property listing usually goes live across multiple platforms within approximately a week. The more lead time we have to secure bookings, the better the property's performance is likely to be.
We can only begin the rental process once the property is fully furnished and equipped with essential amenities. If your property lacks furniture or necessary items, we can assist you in setting everything up through our interior design partner services.
Our services require an initial minimum commitment of 30 consecutive days, during which the property must be vacant and ready for guests. Properties available for longer rental periods qualify for better pricing. For details, please visit our pricing page.
Hostminded ensures the property is cleaned before each guest. However, before the rental period starts, the property must meet our initial cleanliness checklist, which we’ll share at the beginning of our collaboration.

Payment and Pricing

Our pricing depends on the rental income generated by your property and the duration it remains vacant and ready to host guests. We apply a percentage fee to your net rental earnings (excluding any platform fees) for our management services. Additionally, a cleaning fee is charged to your guests on each booking to cover cleaning costs. All of our fees include Moms.
The onboarding fee is a one-time charge we apply at the start of our partnership to prepare your property for rental. This fee encompasses the expenses for initial photography, documenting any unique property needs (such as specific cleaning or amenities), and installing a key lockbox to facilitate self check-in for guests.
You’ll have access to a personal login where you can see real-time booking activity. Additionally, on the 3rd of each month, we send a detailed Earnings Report and Invoice that provides a full breakdown of payouts and fees for the previous month.
Hostminded manages all bookings payouts, with the initial gross revenue being directed to us. On the 3rd of every month, you will receive a comprehensive Earnings Report and Invoice for bookings that took place the previous month. Your net payout, after our fees are subtracted, will be transferred to your bank account by the 5th of the month.
If maintenance is needed at your property, additional charges will apply for labor and materials. Hostminded can also provide extra services, such as personal cleanings, mail pick-up, real estate viewings and various project coordination. These services come at an additional cost and are only provided upon request.

Property Operations

We install a lockbox at your property and provide a mobile-friendly guide to confirmed guests for easy access. If any issues arise, our guest services team is available 24/7 to assist. For properties where a lockbox may not be suitable, we partner with smart locker solutions that enables guests to collect keys from nearby locations.
We aim to respond to guests within maximum one hour from their inquiry during regular business hours. The response times may differ depending on several factors. For urgent matters outside regular hours, our on-call team provides phone support to assist promptly.
We maintain high cleaning standards through our dedicated in-house team, who undergo continuous training and strict quality checks. Our approach emphasizes thoroughness, with special attention to key areas like bathrooms (drains, faucets, mirrors), furniture, and floors. We’re skilled in caring for luxury surfaces, including marble, granite, limestone, brass, leather, and wood, and our bed-making and preparation techniques are inspired by high-end hospitality standards. This attention to detail ensures a consistently exceptional experience for every guest.
We provide high-quality, eco-friendly bed linen and towels. Our sheets are made from a 50% cotton / 50% polyester blend, offering a soft and durable finish, and come in various sizes to fit all bed types. We use Nordic Ecolabel-certified laundry services, ensuring reduced water, energy, and detergent consumption. Additionally, our linen meets Oeko-Tex, BCI, and EU Ecolabel standards.
In addition to bed linens and towels for each guest, we provide essentials such as shower gel, shampoo, hand soap, basic cleaning supplies, garbage bags, bathroom mats, kitchen towels, cleaning rags, sponges, dishwashing soap, and toilet paper.

Property Performance

We can provide a detailed projection of monthly revenue, average daily rates, and expected occupancy for your property, based on your property's unique features and similar properties in your area. Yes, there is a seasonality component in the Copenhagen market. The low season runs from October to April, while the high season is from May to September. During the high season, you can expect nightly rates to be at least 30% higher and occupancy rates to be about 20% better compared to the low season.
We use a combination of advanced pricing algorithms and human expertise. Initially, we set the price based on a wealth of data, considering factors like seasonality, local events, and competition. Once live, we monitor booking trends—if bookings are too slow or too fast, our team makes the necessary adjustments. We regularly fine-tune prices to balance daily rates and occupancy, ensuring your property stays competitive and profitable.
While we can accommodate a minimum nightly price, our service works best with flexible pricing. In tough market conditions, sticking to a fixed minimum can prevent your property from staying competitive, potentially reducing both occupancy and revenue. This could also slow down reputation growth, which might affect the ability to command higher rates during peak seasons.
Maximizing occupancy is a delicate balance influenced by factors like property size, interior quality, photos, and pricing, as well as external elements like the season, local events, and competition. Interestingly, if your occupancy is too high, it may indicate that your property is underpriced. Our team continuously monitors and adjusts to ensure the best balance between occupancy and revenue and we will suggest improvements where necessary.

Property Safety

Hostminded doesn’t provide property insurance during rentals. For Airbnb bookings, we rely on Airbnb’s Host Guarantee; for other platforms, we minimize risk through guest screening and deposit collection. Incidents of damage or theft are extremely rare, but in the unlikely event they occur, we promptly activate available policies and leverage our expertise to seek a favorable resolution.
At Hostminded, property safety is a top priority. Using a multi-layered approach of technology and manual checks, we thoroughly screen guests to ensure reliability. With over 50,000 guests hosted, less than 0.002% have not met our standards, so you can trust that only dependable guests stay in our properties.
While we rigorously vet guests to protect your property, we recommend removing valuables during rentals. In rare cases of damage or theft, our team will assist in recovery, working with the platform and guests involved. For Airbnb bookings, the Host Guarantee may provide additional coverage.
Yes, after each guest checks out, our staff conducts a thorough inspection of your property. We check for any signs of damage, wear and tear, and missing items. An inspection report is generated and sent through our system, and if anything seems off, our team will notify you immediately.
To ensure a safe and comfortable environment for your guests, maintain your property in good condition. Make sure that all furniture, doors, windows, locks, and appliances are functioning properly and meet safety standards. Additionally, if possible, install smoke detectors for added safety.

Other

Absolutely. Once we begin our collaboration, you'll receive login access to your dashboard, where you can view available dates and block time for personal use. We can also prepare the property for your stay or for hosting friends and family as needed.
Yes, we can collaborate with your real estate agent to coordinate property viewings between guest stays. If you're selling the property yourself, we can also manage and arrange viewings for potential buyers with our internal staff.
Yes, Hostminded can provide guidance to investors on which properties are likely to perform best. We can prepare multiple revenue projections and assist in building a solid case for your investment project.
Yes, we can list your property on additional platforms beyond our standard range, create custom web pages or digital storefronts, and offer various upselling options to enhance your property's marketing.
